Underwriting Property Development Sales Risk

Wycliffe Investments LLC has developed a win/win strategy which provides the developer with a number of significant advantages for each of their current or future development projects. In short, our strategy provides a range of benefits based around contemporary underwriting and risk management concepts. The core benefits inherent in theis type of solution consist of:

Greater risk management of future sales and settlement risk, and
Improvement in the usual time frame and approval hurdles involved in the securing of construction finance.

This underwriting concept involves our company entering into a Put Option Agreement with your company whereby we are providing an irrevocable offer to purchase your unsold (and/or unsettled) development stock in the event that you are unable to sell any or all of the properties covered by the Put Option Agreement. In addition to our obligations under this option agreement, we endeavour to source quality local property and/or finance businesses that are also prepared to provide guarantees or co-underwriting to the developer regarding the obligations we commit to in the Put Option Agreement.

Under this type of arrangement your company pays a fixed Put Option Fee in order to secure our obligations to purchase your unsold properties (at a moderate discount). Unlike other put option offers the benefit to your company is that, despite the put option fee, you are still able to generate substantial profits whether or not you sell all of your stock for retail value or whether you need to exercise the option fo us to purchase your unsold stock.

Intending developers should read the terms of the Put Option Agreement carefully as that document will regulate your legal rights and obligations.
